Economist John Schuler says Democrats wrongly blame Trump for high house prices

Democrats love to blame the high prices of houses for anything but their own policies.

Around the last five years, the cost of a medium house increased by 20% nationwide, while wages increased only 4%, and that disparity is not an account to increase mortgage rates.

Since housing costs become a massive pain point for millions of American homes, it is easy to see why the Democrats want to avoid the responsibility of the bar (and blame the Republicans if possible).

Some, such as the Democratic Senator of Nevada, Jacky Rosen, have tasks pointing to the tariff policies of President Donald Trump. In a recent letter to the Secretary of Commerce Howard Lutnick, he warned that Trump’s tariffs on Canadian wood “would drastically increase the cost of building homes in the United States.”

Like many economists, I am not a fan of tariffs, but in this case, Rosen’s group is nothing more than political position. On the one hand, they actually increased tariffs on Canadian wood and received very little reaction from his own party.

It is also worth noting that wood prices alone have a relatively small impact on the cost of housing construction (and should not affect the price of existing houses).

An analysis of the National Association of Building Tributes (which low tariffs on construction materials) discovered that the framing is the most exensive part of the construction of a new house, which represents 15.5% of the final construction cost. But when he considers that the framing as a part of the sale price of the house (what buyers care) and try to separate labor costs, lumbar accounts for a much narrower percentage, perhaps as a low axis of 4%. The current rate on Canadian wood is 14.5%.

Crunch those numbers, and it seems that wooden tariffs increase the cost of a medium house for a few hundred dollars at most. That is nothing, but it does not come to explain how housing prices came out so out of control.

Another line of democratic attack, better exemplified by an exchange between JD Vance and Podcast presenter Lulu Garcia-Navarro, has focused on immigration policy.

“So how is it proposed to build all the necessary homes we need in this country eliminating all the people who work in construction,” García-Navarro asked the then candidate for the vice president.

“Well, I think it’s a fair question because we know that in the 1960s, when we had very low levels of illegal immigration, Americans did not build houses,” Vance replied, sarcastically.

It is true that non -citizens work despised in construction (it is believed that not all construction workers build homes), but it is also true that they compete with citizens for poor housing. Even the Libertarian Institute of Cato acknowledges that “marginal immigrants infraces demand more than the housing supply increases.” This means that, in general, less illegal immigration and more deportations will mean cheapest homes.

He thought, of course, the whole issue is a red herring, since the huge wave of illegal immigration under President Joe Biden coincided with an increase in housing costs. Even if it were true that tight border controls and the strict application of immigration would cause houses to be more exenous, it would be how they would come out so exempt in the first place.

Perhaps the most absurdly, the Democrats and the Biden administration even tried to blame the greed of the owners and the price algorithms they use. The Biden Department of Justice demanded one of these algorithms to “make housing more affordable for millions of people throughout the country”, and Democrats in Congress have proposed a similar legislet to end the use of this software. This is ridiculous. An empty apartment is a great financial success for a lessor. That is exactly what happens when they put a price too high to their units: they are stopping them.

Fortunately, while the Democrats continue at the scapegoat and point out the fingers, the Republicans aim to solve the problem of housing costs with deregulation.

This means that, in general, less illegal immigration and more deportations will mean cheapest homes.

For example, under the newly confirmed secretary of Housing and Urban Development, Scott Turner, the Trump administration is working to cut the bureaucracy that many builders, has had a new construction.

Turner has announced an exhaustive review of HUD programs. Of course, much of the bureaucracy is state or local, but there are many federal barriers that can also be deconstruct, and that is exactly what the Trump administration plans to do.
That is a step in the right direction, which is much more than the Democrats are currently sacrifices. With luck, it is the first of many similar initiatives to come. Housing is a big populist problem can provide endless political victories for the White House, so the more happy.
